Required Information for Listings

The following is required on all RESIDENTIAL listings:

Lead Paint - The Lead Paint Disclosure Form must be completed and uploaded to the "Documents" section of your listing. You MUST use the drop down menu when describing what kind of document is being uploaded.

Legal Description - A legal Description must be uploaded on to your listing within 24 hours. Yakima County Assessor's property description is NOT acceptable. Please request a legal description from your title company.

Mapping - Many of the "search" functions in FlexMLS rely on accurately mapping your listing. Please make sure that the mapping is accurate.

Listing Agreement - Listing agreements (including the input sheets) are required in order for a listing to become active. Similar to entering the Lead Paint document, the form must be completed an uploaded to the "Documents" section of your listing. You MUST use the drop down menu when describing what kind of document is being uploaded.

Property Data Forms - Residential Property Data/Input forms must be uploaded to the appropriate folder in FlexMLS.

Photo - Needs to be on within 48 hours. Remember that clients and agents have automatic emails generated so that when a new listing comes onto the MLS that fits their criteria, an email notification is automatically sent. If you do not have a photo with your new listing, you are missing out on one of the BEST marketing opportunities for your listing. Your photos MUST NOT show any signs or marketing.


The following is required on all Lots and Land listings:

Fully executed Listing Agreement

Seller and List Agent Signed Lots/Land Property Data/Input forms

Mapped correctly

Full Legal Description - abbreviated legal descriptions are not acceptable


The following is required on all Rental Income listings:

Fully executed Listing Agreement

Seller & List Agent Signed Rental Income Property Data/Input forms

Mapped correctly

Full Legal Description - abbreviated legal descriptions are not acceptable

Lead Based Paint


The following is required on all Commercial listings:

Fully executed Listing Agreement

Seller & List Agent Signed Commercial Property Data/Input forms

Mapped correctly

Lead Based Paint if the property was built before 1978

Legal Description - The only exception for not having a legal description is a Business Opportunity listing, and a Commercial Lease listing.
